I am representing an established home staging business in the Minneapolis/St. Paul market, available for acquisition. The business has more than 20 years of operating history and revenue of approximately $590,000 to $700,000 annually across the last three years.
This is an asset-backed acquisition. More than $960,000 has been invested in staging inventory over two decades, acquired largely at trade and professional pricing, producing a collection with capacity to stage 50 or more homes at one time. On a conservative resale basis, that inventory and the associated equipment carry an estimated value of approximately $510,000. The asking price of $600,000 reflects that asset base plus a premium of under one year's SDE for the brand, client relationships, systems and operating history. Note that the EBITDA figure above is stated as Seller's Discretionary Earnings, which is the comparable measure for an owner-operated business at this size.
The business operates from approximately 17,000 sq ft of warehouse space with two loading docks, on a lease running through December 31, 2027 that is transferable to a new owner on sale. Staffing includes a full-time logistics manager, a part-time office role, six part-time stagers and three independent moving partners. Systems, SOPs and inventory management are documented and in place.
Revenue comes from three streams: initial staging contracts, recurring monthly staging fees from builder model homes and extended listings, and consultations. The largest single client relationship represents under 16% of annual revenue. Through September 30, 2026, revenue reached $538,775 with SDE of $145,502, both ahead of full-year 2025.
A clear near-term growth lever exists: vacant staging rates have not been increased in over a decade, and a 10% increase on current revenue would add roughly $60,000 with almost no added cost.
The owner is retiring and will provide a three-month transition. Complimentary industry training for the incoming owner is included through SLS Academy.
This may suit an established staging business expanding into the Twin Cities, a design firm or brokerage adding staging, a furniture or home retailer with existing warehouse and delivery capability, or an operator seeking an established service business with a substantial tangible asset base. Further detail is shared after initial screening and NDA.
