aaaahhhh......peeling back the layers of the onion!! For the benefit of the searchfunder community and your results , the more information you can provide the better. The deal sounds so appealing in your write-up, and I would hate to spend the time sending investors your way if there was no chance of them doing the deal for those types of reasons (no assets, offshore, etc.). I would recommend DEBTMAVEN.com - a platform for lenders/borrowers. I think they have a database of 500+ lenders. It will be cheaper and more time effective. Hit them all at once.

1) 25% mezz return is rich. if the asset is good, you should be able to lever up 3.5x (maybe 4x) total using 2x senior (@6%) and 1.5-2x mezz (@ 18-20% all-in). blended ~12-14%...or do a straight unitranche structure.
2) lenders - there are hundreds of lenders who would be interested in this deal. Have you reached out to them. you can find lists in various places online. The SBIC website is a great place to start.
